Outline of a Typical Home Inspection:

Bob Mulloy is a trained and experienced MA home inspector and a professional who teaches and participates in numerous ASHI and college continuing education programs.  Once an appointment is scheduled, Bob will send you an email explaining what he will do during the home inspection, so that you have confidence and realistic expectations.  Attached to the email will be a copy of our contract for your review only.  Your endorsement on the contract will be requested at the beginning of the home inspection.  Also attached to the email will be a "seller disclosure form" that you will find valuable to utilize.

As an ASHI® inspector, Bob will follow a practiced, efficient and comprehensive methodology to examine the readily accessible parts of the home. He will use an earnest effort to disclose the visual problems of importance and will document those observations in a final narrative report.  Reports authored by Bob are not just a simple checklist with eligible hand writing as used by low cost competitors.  Bob spends many hours in his office, preparing a professional narrative report that uses the English language to document his findings, so that you can read and comprehend the significance of each area of concern.  Clients are so impressed with Bob's reports that they proudly display them with their attorney, mortgage lender, friends, and family.  Bob's reports are saved as living documents that aid a homeowner with repairs, maintenance and upgrading.

Final narrative reports are usually ready via E-mail the same evening, and a spiral bound hard copy of the report complete with photographs, is priority mailed the next business day.  Reports average 40-60 pages in length and contain graphics and digital photographs.  I am proud to say that the quality of my reports and client satisfaction represent my most valuable marketing tool.  "I aim to gain your respect and earn a new friend."

Upon your arrival at the site, the inspector will present you with a CONTRACT and request your endorsement as required by MA Rules & Regulations.  Once the paperwork is out of the way, the inspection process begins with an examination of the exterior of the home including the roof, and then progresses into the basement / structure and mechanical systems, and then upwards to the living spaces and finishing in the attic. Bob considers the home to be a "big book," and he will turn the pages and read the story so that you grasp its meaning.  During the inspection, Bob will disclose the condition of each component, educate you regarding the operation & maintenance of the home and offer free advice for improving it. Bob will quickly gain your friendship and respect by impressing you with his wisdom and efforts on your behalf, as your guardian angel during the purchase process.  Bob will inspect your prospective new home in an objective and unbiased manner, in order to disclose the telltale "red flags" that represent significant expense repairs or problems of concern.

A typical home inspection consist of an investigative and educational tour of the property that typically takes 2 - 2 1/2 hours or more. You are most welcome and indeed encouraged to accompany the Bob to gain valuable "show & tell" information, to ask questions and to gain knowledge regarding the true condition of the property.  You do not need to take notes, Bob will document everything for you.  Just sit back and listen as Bob explains each system, each component and your future homeowner maintenance responsibilities.

Outside, Bob will observe such things as the drainage grade on the property, vegetation, driveways & walks, entrances, porches, decks, foundation above grade, siding, doors & windows, soffits, garage, roof, gutters and chimneys. MA Rules & Regulations state that "Home inspectors are NOT required to climb on the roof unless the client provides safe access and the seller and / or the seller's representative provide authorization that relives the Inspector of all responsibility of possible damage to the roof."  When climbing on the roof is not possible, the roof is examined by binoculars, or from a sub-roof or by a ladder at the eaves.

In the basement, Bob will observe the condition and function of each of the mechanical systems including: heating system, electrical system, plumbing system, hot water heater and central air conditioning system. Also while in the basement, Bob will observe the condition of the structure including: foundation, columns and floor frame. While a pest inspection EXCLUDED from the home inspection, all readily accessible and observable areas of decay will be documented.  Yes, Bob does look for signs of wet basement problems.

Progressing upwards, Bob examines the kitchen. He checks the function of the sink and all plumbing connections and briefly operates the appliances. Each bathroom fixture is examined for condition, functional flow and drainage. Within the living spaces, walls, floors, ceilings, staircases are all inspected, along with a representative sample of windows, outlets, switches & lights. Bob will even stick his head inside the fireplace and look for Santa.

If there is safe access to the attic, Bob will examine the readily accessible parts of the roof structure. He will also alert you regarding signs of previous roof covering or flashing leaks and potential leakage points. The attic insulation, vapor barrier and means of ventilation are also inspected.  Inspection for MOLD is EXCLUDED from the inspection and report.

At the conclusion of the home inspection, Bob will conduct a summary consultation to review all of his findings, and he will answer any remaining questions that you may have.  When the home inspection is completed, you will know the facts regarding the true condition of the property so that you can make informed decisions.  Home inspectors are prohibited from advising you to purchase or not to purchase the home - that decision is yours alone.

The final narrative report written by MA home inspector Bob Mulloy will document all of the observations made at the time of inspection, and will advise you to contact other qualified experts for reappraisal and repair cost estimation when significant expenses are anticipated. (Note: MA Rules and Regulations prohibit a home inspector from providing cost estimates for repairs.)
